“I’m motivated.”
Daniel sounded distracted.
“That building was the first property Wellspring purchased.”
“Where did the money come from?”
“That’s the problem.”
“What problem?”
“There was no traditional mortgage.”
I gripped the phone.
“So they paid cash?”
“Almost.”
“Where did they get three hundred thousand dollars?”
“The recorded purchase amount was three hundred twelve thousand, but only about ninety thousand appears to have been cash at closing. The rest came through private financing.”
“From whom?”
Daniel hesitated.
“Your father.”
I stopped breathing.
“What?”
“Robert Carter financed the property.”
“That’s impossible.”
“It’s in the county records.”
“My father told me Ethan asked him to invest and he refused.”
“He may have refused to invest.”
“What’s the difference?”
“A private loan isn’t technically an investment.”
I stood.
“So my father loaned Ethan more than two hundred thousand dollars?”
“Yes.”
“Why?”
“I don’t know.”
“Did Ethan repay him?”
